Step 3 - Councillor Objections to Include
The 'Submit your objection' button above links directly to the official Trafford Council website for registering objections to the proposed development of the Rose Cottage site. After consultation with council bodies, it has been confirmed that submitting comments via this portal is the only official
and meaningful way to oppose the proposal.

We strongly urge you to highlight the following concerns in your objection:

- Risks to child safety due to the sites promimity to Oldfield Brow Primary School
- Noise, litter, uncontrolled dogs, human waste and lack of clear sanitation or waste management plans
- Overspill and encroachment risks to farmland, green space and business premises
- The negative impact upon property values and rising household insurance costs​
- Unsafe access via Seamons Moss Bridge and traffic congestion at Bay Malton
- Fears of community unrest, given existing tensions in the area
- Unfair concentration of multiple sensitive accommodation sites in Oldfield Brow and business sites in Broadheath, while other wards take none
- A complete lack of meaningful consultation and transparency by the Council

I therefore formally request that Trafford Council...
​
- Immediately clarify the ownership and status of the Rose Cottage site.
- Publish the full set of criteria used to select this site and explain what alternatives were considered.
- Undertake a full impact assessment, including traffic safety, child safety, environmental impact,
and community cohesion.
- Launch a proper, open consultation with residents and community groups before
any further decisions are taken.
- Commit that no allocation or approval will proceed without full genuine community engagement.
The council needs to undertake a genuine and transparent
process before this development is proposed.
Residents and the wider community have made it clear that this site proposal is NOT suitable.
In response to Suzanne - a local resident, The National Trust stated that "Trafford council have allocated this land without any discussion with the National Trust.
We can confirm that we do still own the land at Rose Cottage, and we are currently responding to the consultation."
